What we deliver

OpDez delivers operational digital twins that start with coordinated BIM and mature into an operations-ready system connected to building telemetry. You can engage us for twin-ready delivery only, or for a live twin + dashboard deployment with ongoing post-occupancy analytics.

Twin-Ready BIM + Asset Data (Design-to-Ops Handover) Best for: owners/developers who want a model that can actually become a twin later.

Includes:

  • Coordinated 3D model with asset breakdown and naming standards

  • FM-ready asset registry fields (manufacturer/model/serial placeholders, warranty, service intervals)

  • Handover dataset export plan (open format and/or owner-required format)
    Deliverables:

  • Twin-ready model package + asset data dictionary + handover checklist

 

Pilot 

Live Digital Twin + Dashboards (Single Building / Limited Systems).  Best for: proving value fast with one building and 1–3 priority systems. 

Includes:

  • Data integration plan + point mapping (BMS/BAS, meters, sensors)

  • KPI baselines (energy, IAQ, uptime) and exception rules

  • Role-based dashboards (owner/operator/engineering views)
    Deliverables:

  • Live dashboard environment + KPI definitions + alert logic + operating playbook

 

Operations

Post-Occupancy Analytics + Optimization Loop (Ongoing).  Best for: sustained performance improvement after occupancy.

Includes:

  • Monthly/quarterly performance reviews and variance tracking vs targets

  • Root-cause analysis workflow (what changed, why it changed, what to do next)

  • Commissioning verification support and corrective action tracking
    Deliverables:

  • Performance reports + issue register + validated improvement actions

 

Optional

Web3 Integrity Layer (Verification + Provenance + Automation Hooks) Best for: stakeholders who need an auditable performance and maintenance record. 

Includes:

  • Timestamped snapshots of key deliverables (model versions, approvals, KPI reports)

  • Verifiable provenance for records (who approved what, when)

  • Optional automation triggers (e.g., maintenance verification events, milestone attestations)
    Deliverables:

  • Integrity policy + what gets anchored + access rules + audit trail outputs

BIM Modules That Power the Digital Twin (3D–6D)

Select the BIM modules you need. If your goal is an operational digital twin, 6D + asset data structuring is the foundation, and live telemetry + dashboards are added in the Pilot/Operations packages.

Packages

4D (Phasing + Logistics)

4D links schedule data to the model to simulate sequencing, identify critical-path risk, and coordinate site logistics and constraints. It supports clearer staging decisions and reduces rework caused by sequencing conflicts.

5D (Quantities + Cost)

5D links model quantities to cost so scope changes update budgets and estimates consistently. It supports cost control, option comparisons, and better procurement alignment for long-lead elements.

6D (FM + Digital Twin Handover)

6D attaches asset and lifecycle data to model elements so the handover supports operations—O&M alignment, warranty tracking, maintenance planning, and (when connected to live telemetry) a pathway to an operational digital twin.
