Web-3 Tokenization & Data Services

OpDez Architecture’s Web3 Tokenization & Data Services help owners, developers, and operators turn built assets and project cash flows into programmable, compliant digital instruments while establishing a robust data foundation for operations. We design the technical architecture, governance, and process controls to tokenize real estate and AEC workflows on Hedera and other EVM-compatible networks, then connect tokens to live building data (BMS/IoT/CMMS) and digital twins so value, rights, and telemetry are aligned end-to-end. The result: faster capital formation, verifiable performance data, and a cleaner handoff from design and construction into operations.

What Tokenization Solves

  • Capital formation friction: Private placements and fractional interests often require bespoke documents and inconsistent data rooms. Tokens standardize rights, automate distributions, and offer auditable cap tables.

  • Lifecycle data gaps: Project data is fragmented across models, submittals, commissioning logs, and work orders. Tokenized rights tied to data contracts ensure that performance and obligations are measurable.

  • Operations opacity: Owners lack continuous, comparable metrics. A unified data schema and oracles deliver consistent KPIs that can directly trigger token logic (e.g., performance fees, rent-linked revenue shares).

  • Governance complexity: Multi-party decisions (e.g., capex approvals) become codified in on-chain votes with quorum, roles, and time locks. Paper approvals turn into enforceable, traceable transactions.

Service Modules

  1. Tokenization Strategy & Structuring

    • Use-case selection (equity, revenue share, green performance credits, project NFTs, access/loyalty).

    • Rights mapping (economic, governance, utility) to token classes.

    • Market and counterparty analysis, custody choices, off-chain document alignment.

    • Jurisdictional pathways (e.g., Reg D/Reg S/Reg CF) paired with corporate wrappers (e.g., Series LLC, DAO LLC). We are not a law firm; we coordinate with counsel.

  2. On-Chain Architecture & Smart Contracts

    • Token definitions (fungible and non-fungible) on Hedera Token Service (HTS) or EVM.

    • Allow-lists, transfer restrictions, snapshots, distribution schedules, and clawback logic where appropriate.

    • Governance modules (quorum, delegated voting, multi-sig, role-based access).

    • Event indexing and subgraphs for analytics

  3. Data Layer & Oracles for the Built Environment

    • Data model unification across BIM, BMS/BAS, IoT sensors, commissioning tests, CMMS, and metering.

    • Secure ingestion (API, MQTT, BACnet/IP gateways) with normalization and quality checks.

    • Oracles that post verifiable KPIs (e.g., kWh, EUI, uptime, temperature compliance) to trigger token logic (bonuses, penalties, performance payouts).

    • Data retention, lineage, and audit trails.

  4. Digital Twins & Operational Dashboards

    • Asset tagging and location hierarchies aligned to IFC/COBie or owner standards.

    • Real-time dashboards for energy, comfort, and reliability with token-aware KPIs.

    • “Command center” interfaces for DAO votes and token events tied to building performance.

  5. Compliance, Controls & Risk Management

    • KYC/KYB/AML workflow design and integration.

    • Policies for token issuance, treasury, disclosures, and incident response.

    • Segregation of duties (issuance vs. operations), approval matrices, and audit logging.

  6. Wallets, Custody & User Experience

    • End-user flows for onboarding, signatures, and redemptions (e.g., HashPack, Web3 auth).

    • Enterprise custody options, multi-sig policies, and recovery procedures.

    • Investor portal with statements, tax document placeholders, and governance notices.

  7. Program Delivery & PMO

    • Phased rollout, vendor selection, and RFP criteria.

    • Owner’s-rep services for pilots, sandboxes, and production go-lives.

    • Training, playbooks, and handover documentation.

Representative Use Cases

  • Fractional Equity Tokens for a New Development: Class A equity and Class B revenue-share tokens with transfer restrictions, automated quarterly distributions, and board voting rights for major decisions.

  • Performance-Linked “Green” Credits: Tokens minted upon third-party-verified EUI reduction or peak-load shaving; treasury sells or retires credits per financing covenants.

  • Tenant Experience & Access: Non-transferable NFTs grant amenity access, reservations, or parking; analytics track utilization for OPEX decisions.

  • Supplier & Subcontractor Milestones: Escrowed payments release automatically when commissioning tests pass and are attested by an oracle.

  • Data Center Availability Backed by Tokens: Monthly uptime KPIs feed oracle updates; tokens handle SLA bonuses/penalties with a full audit trail.

Our Technical Approach

  • Network Layer: Hedera for token primitives (HTS), low-latency consensus, and predictable fees; optional EVM smart-contract logic when needed for composability.

  • Identity & Compliance: Role-based controls, allow-listing, and progressive KYC/KYB.

  • Data Engineering: ETL/ELT pipelines, schema registries, validation rules, and digital signatures to preserve data provenance.

  • Security: Secrets management, HSM support, key ceremonies, and disaster recovery plans.

  • Interoperability: API-first design (REST/GraphQL), message buses for BMS/IoT, and open data models to avoid lock-in.

Methodology & Timeline

  • Phase 0 – Discovery (2–4 weeks): Objectives, constraints, stakeholders, existing data systems, and counsel alignment. Output: scoping memo and risk register.

  • Phase 1 – Architecture (4–6 weeks): Token design, governance model, data schemas, and oracle plan. Output: Tokenization Blueprint and Data Architecture Pack.

  • Phase 2 – Build (6–10 weeks): Smart contracts, dashboards, pipelines, and integrations in a sandbox. Output: testnet deployment and validation reports.

  • Phase 3 – Pilot (4–8 weeks): Limited issuance to a small cohort, KYC/KYB, and oracle trials. Output: pilot report with KPI baselines.

  • Phase 4 – Production (ongoing): Mainnet deployment, change management, and monitoring. Output: runbooks, SLAs, and quarterly reviews.

Actual durations depend on project scope, number of integrations, and regulatory path.

Governance & DAO Options

  • DAO-Ready Governance: Quorum rules, delegated voting, proposal thresholds, time-locked execution, and emergency pause.

  • Hybrid Boards: Traditional board oversight supplemented by token-holder input on defined matters (e.g., capex over a threshold).

  • Wyoming DAO LLC Alignment (Optional): Operating agreement language mapped to on-chain functions, with counsel drafting formal documents.

Performance & KPIs

We define KPIs per project, then wire them to dashboards and (where appropriate) token logic:

  • Capital KPIs: time-to-first-close, cost per subscribed investor, distribution accuracy, and reconciliation time.

  • Operational KPIs: EUI (kBtu/sf-yr), peak-demand events avoided, system uptime (%), comfort compliance (% within setpoint).

  • Governance KPIs: proposal-to-decision lead time, voter participation rate, and audit completion time.

  • Data KPIs: data completeness, schema conformance, and oracle update latency.

Token mechanics should never outrun data quality. We include gating conditions so token actions only occur when KPIs are verified.

Risk & Controls

  • Regulatory Risk: Work within counsel-approved exemptions and disclosures; restrict transfers where required; maintain cap tables and investor registries.

  • Smart-Contract Risk: Independent audits, test coverage, bug-bounty readiness, upgrade paths with safeguards, and emergency pause.

  • Data Risk: Signed payloads, tamper-evident logs, and dual-source validations for critical KPIs.

  • Operational Risk: Clear runbooks, role separation, key-management procedures, and incident communications.

Pricing & Engagement Models

  • Advisory Only: Strategy, structuring guidance, and playbooks for clients with in-house engineering.

  • Design–Build Package: Architecture + smart-contract development + data pipelines + dashboards through pilot go-live.

  • Operate & Optimize: Ongoing monitoring, enhancements, and quarterly governance reviews.

Fees scale with scope (number of token classes, integrations, dashboards, and compliance requirements). We provide a fixed-fee proposal with milestones after Discovery.
